Every week some government agency auctions off foreclosed homes. Often the minimum acceptable price is 10% - 50% below market value! Last year our clients bought the majority of the houses auctioned in the Austin area.

City of Austin Electric Company has a program where homeowners can borrow up to $10,000 for home improvements at Zero% interest rate.

You may be entitled to a program that enables you to buy a new $125,000 home in the Austin surrounding area for Zero move-in cost, with no income limits.

The Federal government sponsors a program for buyers (who haven't owned a home in three years) that enables homeowners to receive a tax rebate up to 1/5 of total interest paid (up to $167 per month) as long as they live in the home, for a total savings of $45,000!.

The Federal Housing Administration has a program which allows buyers to get approval for a home improvement loan before she(he) purchases a home.

If you can afford $700 a month in rent, you may be able to purchase a $100,000 home for little or no down payment and the same monthly payment.


Some of these programs can be used in conjunction with each other… meaning more money to you!

FIRST TIME HOMEBUYER BOND MONEY
Buyers who haven’t owned a home in three years or more may qualify for starting interest rates as low as 4.25% for homes in the Austin area.

DOWN PAYMENT ASSISTANCE
First time homebuyers (those who have not owned a home in three years or more) may be entitled to a non-interest bearing loan from half of the buyers down payment to 100% of the buyers down payment, enabling the buyer to purchase with absolutely no money out-of-pocket.

The City of Austin down payment assistance program has $15,000 grants available to families with incomes as high as $68,300 depending on size of family.

TARGETED AREA DOWN PAYMENT ASSISTANCE
This program will be in effect very soon. Qualified first time homebuyers who purchase a new home in specified areas may receive a "gift and/or loan of up to $8000" from The Texas State Affordable Housing Corporation for closing costs and down payment assistance, provided funds are available.

USDA HOME LOANS
This program is for first time homeowners earning less than $45,000 per year (family of two) or $56,000 per year (family of four) and combines low interest rates & "no money down" features for new energy efficient homes in rural areas.
